Job Description

To support the Company's Developments and Investments strategy of sustainable place making, by carrying out the role of Commercial Director. The role will have an initial focus on my client's live pipeline of projects including the demolition of a large Power Station and building of a major residential development the Company's flagship place shaping scheme which secured planning resolution to grant in Summer 2020. The position will include taking a key role in defining and delivering the initial development phases at the Power Station and to ensure commercial objectives are clearly established and implemented. Our projects commit to the principles of “People, Planet and Profit” and the commercial strategy needs to be developed and implemented in a fashion that is commercially robust, ethical and maximises the Company's ability to deploy market solutions and services. Key activities will include establishing the processes and systems to set and monitor the delivery of defined financial returns, quality, management of risk within set budgets and implementing low carbon, digital and housing innovation that demonstrably creates short, medium- and long-term economic and social value. Key Accountabilities: * To develop and manage the overall commercial strategy and plan for the Development and Investment team in accordance with corporate and divisional targets * To engage in developing and reviewing regular departmental business planning and development strategy * To prepare project commercial strategies to achieve financial, quality and time objectives and be accountable for overall risk and opportunity management, procurement strategy and project cost and value management * To support the preparation, review and approval of commercial strategies and commercial input for the delivery of work areas including remediation, infrastructure, construction and sales specifications to ensure strategies, programmes and budgets are appropriate and can be implemented in accordance with the commercial objectives * To ensure that relevant project and transaction teams are briefed, targeted and led to achieve specific commercial objectives including programme * To oversee the appointment of key professional team members and be responsible for the procurement, preparation, review and compilation of project control documents (briefs, scopes, specifications and other documents) at key stages * To support the procurement and management of multi-disciplined teams of internal and external consultants and stakeholders * To ensure that appropriate risk management processes are established, maintained and integrated into project workstreams and programme management * To work with and manage internal and external project team members to establish, implement and monitor relevant project controls and risk mitigations * To review and ensure currency and consistency of the financial model for evaluating project metrics and returns for the live and pipeline projects and joint ventures and ensure the resilience of systems and processes * To test project feasibility including assessing viability, legal, statutory and technical due diligence information to ensure that it is robust and sufficient * In conjunction with the Head of Development Management to drive and support the conclusion of agreements (sales, grant funding, finance, corporate, land acquisition, development) and other contracts in support of the commercial objectives * To be accountable for the proper co-ordination and consistency of the legal, tax, financial, and funding aspects of live projects and pipeline in contract documentation including technical and delivery documentation, the business plan, shareholders and corporate agreements and sales documentation * To support other Company’s workstreams requiring land and development input including the negotiation of key statutory documents such as the s106 agreements, highway agreements and utility agreements * Support the progression of projects through governance processes in line with project programmes * Develop and implement a strategy for securing a Net Zero Carbon supply chain to support Development and Investment projects * Support the corporate finance and finance advisory teams in developing and implementing project funding strategies * To liaise with partners, providers and members of the project team to ensure the establishment of a mechanism for the on-going provision of energy, facilities and lifestyle services to Development and Investment projects and development and innovation of business models * To be responsible for ensuring the provision and collation of detailed information to support the handover of complete preconstruction and construction documentation to the operational teams at key project stages * To support, advise and direct project teams in relation to relevant transaction matters. The job holder will have: Experience of working on complex regeneration projects at various stages including; Business development Land acquisition and opportunity identification Structuring and partnership Project funding and financing Masterplanning and planning Procurement Construction (including dispute resolution) Sales Handover and Aftersales Estate and facilities management Experience working within a development team of either an investment or development business, registered provider, local authority or developing contractor; Experience of working in different roles within the property and development sectors Experience of working with multiple stakeholders Qualifications: Degree in relevant business or technical qualification Holding a professional qualification such as MRICS, ICA or equivalent
