Our client is looking to expand and bring on board a Project Manager to join the already successful team. Our Client Our Client is a London based property development company specialising in the design and delivery of residential developments. Since their inception in 2009, they have worked on 21 projects with a GDV in excess of £275m. At the company’s core is an in-depth knowledge of design and construction. Our Client unites architects, designers, contractors and project managers. That way, they don’t just conceive a vision, they nurture, protect and deliver it intact. Project Team (HUB) Structure Our Client operate an internal Project Team or HUB structure per project. The HUB consists of a Project Manager, Construction Manager and Project Architect. This close-knit team cover all aspects of the project and are responsible for all management and reporting along with ensuring the concept design is successfully developed into a market leading product. The HUB are supported by the Senior Leadership Team and a full external consultant team. Project Details The scheme will regenerate an underutilised brownfield site through the construction of two residential blocks of part seven/part nine storeys to provide 63 residential units (43 private and 20 affordable) and a separate four storey building providing 2288 sqm² of commercial space. Exceptional design and extensive landscaping works will result in a high quality, residential led scheme and flexible light industrial spaces that intensify employment and commercial use on the site. Candidate Experience and Qualifications Minimum of 5 years work experience in a relevant role Previous experience of working as a Quantity Surveyor Experience of working for a Residential Developer or Main Contractor Experience of working on a RC Frame Recognised qualifications in a building related subject Preferrable Professional Qualification (APM, RICS, CIOB), but not essential Candidate Attributes Dynamic and highly driven individual Strong commercial acumen Excellent attention to detail. A confident verbal and written communicator Methodical and organised and works to deliver high standards Ability to build and manage effective working relationships both internally & externally Team Player Able to work on own initiative and take ownership of work Experience of the Microsoft Suite (Excel, Word, Projects, etc.) Roles and Responsibilities Note: Potential Candidate can have either already made the transition from QS to PM or this could be ideal for a candidate who is currently a QS looking for a PM role. Responsibilities will include, but not be limited to: Steer the Project Team Forward. Set up Project Action Plan (with wider to Team) for steps required to commence works on site Manage Party Wall Awards Process (Take over from SDM from Demolition onwards) Manage Planning & S106 Close Out, including updating and monitoring trackers (Take over from SDM from Demolitiononwards) Manage Design Team (with Project Architect in support). Leading the project/design team meetings. Manage Consultant Monthly Fee/Billing Manage & update procurement schedule Cost testing architectural design prior to tendering alongside the Project Architect. Prepare tenders and procure sub-contractors, goods, and materials Review tender submissions and carry out tender analysis and compile subcontractor recommendations Process Subcontractor orders and payments and issuing the relevant notices Evaluate variations and instructions, always being aware of budget restraints and ensuring that approval is obtained prior to agreement of variations. Processing final accounts Manage & update Cost Plan and carry out monthly reconciliation (working with the SFM) and drawdown valuation to monitoring surveyor. Evaluate Value Engineering options Attend project and team meetings as required. Contribute to the monthly internal commercial reporting. Contribute to Investor Reports Produce fortnightly/monthly progress reports. Mange relationships with third parties, such as Councils, Neighbours, Housing Association, EWS1, Home Warranty etc. Manage/organise Statutory Utility Providers (taking over from SDM once on site). Manage the delivery of any Contract Requirements for Commercial Units. Manage the delivery/order schedule (monthly task) Manage the invoice schedule (monthly task) At least one Day a week on site with project ‘Hub’ Prepare weekly Action List (with project Hub) and monthly documents required for Project Review with Senior Management Team. Compile and submit all reporting required by the Council – i.e. workforce reporting, air monitoring etc. (Working with SDM) Close out final certifications – EWS1, Building Control etc. Review, feed into and monitor Programme (working with CM & SCM). Establish new supply chain relationships & new terms
