This is the opportunity for you...    The Company:   Offering construction management expertise from structural engineering through to high class residential and interior fit-out including an in house building services team.   My client is a highly reputable structural steel frame specialist - offering full package works on high-end, cut & carve & complex refurbishment schemes with an excellent pipeline of varied work coming up across London, normally based in South West, Central and SE. Some examples of current/upcoming projects projects include a £2m townhouse steel frame build, with full demotion, £3.5 high-end shop refurbishment, and £8m office structural demolition and re-build/fit out in SW London. Essential Requirements:  The Site Manager must have a minimum of 3-5 years of experience working on site in support leading small projects or be an experienced (Senior) Site Manager. Have strong Structural Steel Frame build knowledge and been involved with complex structural schemes in the past. Good technical knowledge, as well as being 'hands on'.  Structural, Cut & Carve, Complex refurb knowledge a must.  Be ambitious and have good energy on site.  Have all valid site tickets including SMSTS, CSCS (Managers Card), First aid on site & temp works. Happy to report to Contracts Manager and may have an Assistant Site Manager reporting to you. Keep professional qualifications current & share relevant learning experiences with peers.   Key Responsibilities: All activities expected of a competent site manager to undertake the delivery of a project on time, within budget and to the quality specified under the Contract, whilst observing strict health & safety procedures and compliance. Specific areas of responsibility include;   Project Start Set up the Procore project record for the site & provide induction to client / consultant teams as needed Set up on-site filing systems (hard copy) Document the Construction Phase Plan and set up H&S systems Set up project records (e.g. sub-contractor summary: contact; package; timeline and project contacts list) Lead Project Kick off meeting with all company representatives (record actions in Procore Minutes tool using the standard template provided) Plan and manage Site Set Up Request labour and materials to enable delivery to programme Work with Quantity Surveyor, Contracts Manager and Planner to produce construction Programme.   Project Delivery H&S Management – Fulfil all appropriate responsibilities as identified within the company Health and Safety Policy as well as the project Construction Phase Plan. Preparation of method statements and risk assessments, completion of weekly site inspections; card system; check and file of method statements (internal and supplier); site inspections & audits. Contribute in maintaining the health and safety on site. Lead in all communications and reporting to the client’s agent / representative - this includes formal and informal communications. Lead in managing sub-contractor’s timeline & works to ensure sub-contractors scheduled to come to site and complete works in line with the programme and specification. Manage performance through Observations and work with the Project QS to ensure commercial control of the sub-contractors. Lead the on-site delivery team, via the Site Supervisors, providing direction on works sequences and priorities and assisting in resolving issues and information-gaps. Organising labour, plant and materials within budget and on time to ensure compliance with project programme. Assist where necessary in relevant elements of Setting out on the project. Assist with programming and scheduling for the project including assistance on regular programme updates identifying where the project is on time, ahead or behind schedule. Maintaining contemporaneous site records including; site diaries, marked up drawings, photographic records, progress reports, RFIs, CVIs, drawing transmittal sheets, labour allocations, weather conditions, sub contract performance, meeting minutes etc. These should all be held within the project record in Procore. Administrative tasks may be completed by an Assistant Site Manager / Site Supervisor. Work with the QS in the administration of the Contract including the issue of notices, letters, instructions in accordance with the timings set out under the Contract as necessary.   Project Close Lead in the preparation for and management of all Practical Completion activities and requirements. Lead in the regular reporting to the client’s agents throughout the period.
